Pair of rezoning requests could bring 1,000-plus homes to Statesville

Statesville City Council is scheduled tonight to consider two requests that each seek to rezone over 200 acres for residential development.

Bayard Development and Prestige Corporate Development are each trying to rezone sites to allow for hundreds of new homes, city documents show. If both projects move forward, they could bring more than 1,000 new homes to Statesville. City Council is slated to hold public hearings tonight and consider first readings of both rezoning requests.

Prestige Corporate Development seeks to rezone eight parcels totaling 201.8 acres between Gilbert Road and Westminster Drive. The site is along Interstate 40. The rezoning, if approved, would allow the development of a 550-lot community named Briarwood Acres. City documents show the estimated taxable value of the project would be $206.3 million. The project would be built out over a six-year span, plans show.

The city’s planning board gave an unfavorable recommendation to the Briarwood Acres request at a meeting last month. The board was concerned about the project’s density, among other issues, according to city documents. The city’s planning staff recommended approval of the request with conditions. It’s contingent upon the site’s annexation into the city.

Bayard Development, which is affiliated with Charlotte-based The Bayard Group, is looking to rezone over 244 acres in Statesville. Its site is on Mocksville Highway between Warren Road and Pecan Tree Lane. The rezoning request seeks permission to develop a project named Warren Woods, which would include between 463 and 512 single-family homes.

Warren Woods won a unanimous positive recommendation from the city’s planning board in March, documents show. The planning staff also recommended approval of the project with conditions. Warren Woods would have a taxable value of $256 million upon buildout, the planning staff estimates. The Warren Woods site must also be annexed.

Statesville City Council is tentatively scheduled to consider second readings for both rezoning requests on May 20 if they advance tonight.

Prestige Corporate Development is based in Stanley and has several projects throughout the Charlotte region, according to its website. Its portfolio includes residential projects in Mooresville, Stanley, Sherrills Ford and Terrell.

The Bayard Group has also been an active player here, with several residential projects in the region. In recent years, it secured approvals for projects in Monroe, Cornelius and Indian Land.
