Pay ALL your bills on time

Because credit score is an important part of purchasing a home, it’s important to ensure that score doesn’t fluctuate much during the homebuying process. Be sure to pay your bills on time, especially credit card bills and loans.

Return ALL requested documents as soon as possible

The quicker you can provide your loan officer with any requested documents, the quicker the process will go. If you get a call, email, or text requesting documentation for your loan, we are ready to use it as soon as you can provide it.

Continue saving

The greatest tip we can offer during the home loan process is to continue saving! You may have money set aside for your down payment, but don’t forget to save money for closing and any improvements you want to make to the house.

Keep ALL documentation to source all funds

Be sure you have a record of any funds you have received since beginning the home loan process, and even before. It’s important for us to be able to find a source for your funds.

Don’t open or apply for any new accounts

This includes bank accounts, credit cards, or loans. These often require a credit check, and credit checks may lower your credit score, so it’s best to avoid this during the home loan process.

Don’t use cash or a money order for earnest money

When you contract a home and put down earnest money, be sure to involve us. We want to ensure your money is safe and going toward the down payment. We can place your earnest money in an escrow account.

Don’t change jobs, become self-employed, or quit your job

During the mortgage process, we have to dedicate time to verifying your income, which requires you to maintain your current job. Try not to change your job, start your own business as your only source of income, or quit your job, as all of these things will negatively affect the process.

Don’t purchase large items like new furniture

It’s important to save money and make as few changes as possible during the mortgage process. Be sure you are saving your large purchases, such as furniture and vehicles, for after you close on your new home.

Don’t spend money you have saved for closing or a down payment

This may seem obvious, but we want to make sure you are ready to close on your home, so be sure not to spend the money you have allocated for a down payment or closing costs.
