A building at a new industrial project in Glendale recently changed hands for nearly $82 million, or about $136 per square foot.
An affiliate of Cohen Asset Management Inc. purchased the Falcon Park 303 building from the developer, US Capital Development, in May. It’s fully leased to Unical Aviation, an aircraft parts and components supplier.
The first phase of Falcon Park 303 is a nearly 600,000-square-foot building that’s part of an overall project that will total 925,504 square feet. The project is located at 15132 W. Camelback Road.
“This was a special core investment opportunity to capitalize on the acquisition of a fully leased, state-of-the-art industrial building with long-term tenancy,” said Will Strong, executive vice chair at Cushman & Wakefield, in a statement. “US Capital Development delivered an exceptional new industrial asset on this site, which Falcon Park 303 boasts many top-notch characteristics resulting in excellent leasing performance and strong fundamentals.”
Strong, Kirk Kuller, Micki Strain and Molly Hunt of Cushman & Wakefield represented US Capital Development in the acquisition and had previously represented the developer when it found the property.
Rob Rubano, Brian Share and Joseph Lieske of a Cushman & Wakefield finance team represented Cohen Asset Management in securing $36.9 million to buy the property.
Mike Haenel, Andy Markham and Phil Haenel of Cushman & Wakefield are the leasing brokers for the project with assistance from Benjamin Brenner and Eddie Coxe of Cushman.

“I am extremely excited to officially launch this new addition to our air charter solutions. The industrial developments we are seeing in Arizona right now are quite significant,” said Niels Larsen, president of DSV Air & Sea, in a statement. “This makes it a strategically important place for us to be, which is why we are now upscaling our operations in the area through the new air charter routes.”
Near Phoenix-Mesa Gateway Airport, there was an estimated 15 million square feet of industrial space under construction during Q1 2023, according to CBRE Group Inc.
“Furthermore, the Mesa airport plays perfectly into our strategy of using tier two airports to avoid long lead times, and it will also have a strong strategic importance for our ability to serve customers in the semiconductor segment,” Larsen said. “This will create some unique competitive advantages, and quite frankly, it will be a game-changer for us.”
