Take a tour of the newly built Scottsdale Entrada as more tenants come onboard – The Business Journals

Leasing activity is picking up at a newly built office in south Scottsdale.
After Northwestern Mutual was the first tenant to jump onboard and lease space at Scottsdale Entrada, Jonas Software, Dyper Inc. and most recently, Keyser Commercial Real Estate, have followed suit to take space at the project. Those four tenants collectively account for more than 20,000 square feet.
Mike Garlick, executive managing director and local market leader for brokerage firm Newmark (Nasdaq: NMRK) and the listing broker of the Entrada, said he’s targeting large users to take up a full floor in the building.
“We show pretty well against the competition. What we’re selling here is best in-class office space,” Garlick said. “The third floor, if there’s a big user in the market, that’s going to be an efficient of a floor plan as you can have at that size.”
He’s fielded inquiries from firms in the legal, engineering, software, financial services industries and more. In addition to the four tenants that have signed leases, Newmark has a pair of additional leases out for signature. Garlick added that the building’s main competition for tenants is office buildings in Old Town Scottsdale and downtown Tempe.
“We cast a pretty wide net,” he said. “Our product type allows us to do that.”
He said the process of building out additional speculation suites on the first floor is now underway. The suites will range in size from 3,000 to 11,000 square feet and likely to be delivered by November. The second floor will also likely be speculation suites for larger users and the third floor will be marketed toward bigger users. The building’s floor plate allows for a user to take up to 89,000 square feet.
Atop the three-story office building is a tenant amenity deck with couches, outdoor seating and views of several mountain ranges, Papago Park and the Papago Baseball Complex.
Other building amenities include training rooms and collaboration spaces, an outdoor park and a fitness center with lockers and showers in the restrooms. The mixed-use development also has an on-site parking garage, outdoor green space, more than 700 apartment units and will also be home to Daily Drip Coffee & Desserts and other retail users.
Scott Ellsworth and Brian Polachek of SRS Real Estate Partners are handling the leasing for the retail aspect of the development.

The development of the Entrada has been in the works for about three years. 
In December 2019, Banyan Residential closed on the land at 64th Street and McDowell Road for $38 million. The vacant site at the time was the former home of Scottsdale Auto Park.
Todd & Associates and SmithGroup have worked to design the project while Kitchell was the general contractor. The project broke ground in March 2020 and completed construction in 2022.
The development is owned by Banyan Residential and Bridge Investment Group in three ventures called Bridge Banyan Qualified Opportunity Zone Business I, Bridge Banyan Qualified Opportunity Zone Business II and Bridge Banyan Qualified Opportunity Zone Business III, according to the Maricopa County Assessor’s Office.
A fourth quarter office market report from Newmark found the Scottsdale South submarket to command an average asking rate of $34.16 per square foot.
