Business slowed for Central Ohio’s top real estate agencies in 2022, with the 25 largest agencies reporting an 8% drop in transaction sides from 2021.
(An agent might represent a buyer or seller for one transaction side, or might represent both for two transaction sides.)
Residential real estate in Central Ohio remains tight, facing challenges including increased mortgage rates and low inventory. At the same time, the area’s population is increasing and more jobs are coming through investments such as Intel’s.
Asked if they expect any increase in housing inventory in the next two years, agencies’ answers varied. Of the fifteen that answered the question, nine saw no relief in sight, with several citing potential sellers’ reluctance to take on high prices and high mortgage rates for replacement homes.
Six agencies saw at least a possibility of more homes on the market, partly because of new builds and the area’s efforts to bring more affordable housing online. And as one agency pointed out, “Moving doesn’t revolve around rates, there are personal circumstances and employment opportunities that create the need to sell.”
